Property Tax Reduction - Tax Certiorari
Cronin, Cronin & Harris practices exclusively in the area of property valuation issues. Our areas of expertise include tax certiorari, or the protest of real estate tax assessments, and condemnation. The firm has successfully reduced the assessments, and thereby the real estate taxes, on thousands of cases. In addition to obtaining reductions in real estate taxes, we also provide our clients with services in areas related to real estate tax issues.

Cronin, Cronin & Harris has represented and obtained reductions on virtually every commercial property type. We represent office buildings, industrial buildings, shopping centers and retail locations, and restaurants. But our client list also consists of many other property types, as well, including apartment buildings and condominium complexes, nursing homes and assisted living facilities, car washes and auto dealerships, marinas and resorts, mining plants and communication cables, race tracks and amusement parks, roller rinks and bowling alleys, catering halls and country clubs. We are both knowledgeable and experienced regarding all property types.
Cronin, Cronin & Harris has a state-of-the art computer system, which allows us to ensure that every property is filed on appropriately and within the given time limit. Throughout New York State, there are various filing periods for the various municipalities. For each property, our office must verify the assessments on the tentative assessment roll and then file a Grievance application. We then confirm the assessment on the finalized assessment roll and file a Notice of Petition and Petition. After completing this process for a given tax year, we are then able to begin negotiations with the taxing municipality.
Cronin, Cronin, & Harris has an extensive database of comparable lease and sale information, making property evaluations both accurate and immediate. Our computer system also calculates property values and property taxes so that an over-assessed property can be determined at a glance. Our expertise in property valuation issues and our knowledge of market conditions and demographics help Cronin, Cronin & Harris to achieve successful results for our clients.
Upon obtaining a reduction in real estate taxes, Cronin, Cronin, and Harris will work with the property's mortgage holder in order to reduce the mortgage payments. We will also alert clients to any exemptions they may qualify for, such as New Construction Exemptions, as well as file the appropriate paperwork on there behalf. We work closely with the municipalities to ensure that these exemptions are implemented on the assessment role and that our clients receive the full benefit of these exemptions.
Consultation on Buying & Selling
For clients who are purchasing or developing a new property, Cronin, Cronin & Harris will provide tax estimates and assist in obtaining any exemptions for which our clients may be eligible. We will do a full analysis of the property based on the purchase price and determine if the property is entitled to a reduction in real estate taxes. If our client is selling their property, we will ensure that they receive any refund for the over-payment of taxes for those years the client did own the property.
Industrial Development Agency
Cronin, Cronin & Harris represent numerous IDA properties and have extensive knowledge regarding tax credits and PILOT agreements. We systematically review and monitor these cases to ensure that our clients receive the tax credits that they are entitled to within the term of their PILOT agreement.
Enviromental Issues
Cronin, Cronin & Harris has also successfully reduced the assessments of various properties with environmental contamination. Properties that have contamination are sometimes grossly over-assessed due to an over-assessment in property value combined with the costs required to remediate the property. We analyze both facets of these cases and have had great success in obtaining our clients reductions.
Condemnation
Cronin, Cronin & Harris coordinates all efforts of the condemnation process, from obtaining the offer from the condemnor to evaluating the merits of the case and ensuring that our clients receive just compensation for the taking of their property. We do an extensive analysis of each case and, if appropriate, pursue an action to ensure that the property owner is fully compensated.
